History
A Forestry report map
done in 1965 notes the remains of a "brick chimney" and, at another
location, the remains of a house "circa 1865" as well as the site of a
"mill", towards the back of the property and "old road before Rt. 218
built Civil War days" in the back of the property, further away from Rt.
218.

The sketch was done by the Virginia Department of Forestry. The
land was divided into sections for the differing types of woodland,
which reflected the differing soils and topography. Note the
plateau areas punctuated by the stream valleys.

Overall, it is about a 15 minute drive
from the property to the City of Fredericksburg.
From City of Fredericksburg, the
Blue-Grey Parkway to Rt. 3 East, go 7.2 miles east on Rt. 3 to a left
turn on Rt. 603 at the traffic light at Sealston, then 2.8 miles to Rt.
218; make a right turn on Rt. 218, go 1.6 miles to property on right.
Note: there is only room for one vehicle to pull off the road and it is
necessary to back out (use extreme caution). The owner is considering
putting a road onto the property in the near future.
It is about 3.5 miles from the property to Fairview Beach.
Fairview Beach is NOT the Monte Carlo or the Riviera
But, Fairview Beach does have a volunteer fire department and marina

Section 2.4. A-2 Rural agricultural
district regulations. 2.4.1. Intent. The intent of this
district is to recognize the rural character of portions of the County
where a mixture
of Agricultural and low-density [uses] occurs and to permit additional
development of a similar type while closely
controlling those activities which might be disruptive to farming and
rural living. Generally, public water and sewer
services are not planned for this district.

2.4.4. Lot area and other dimensional
regulations.
2.4.4.1. Lot Area and Width. Every lot within the A-2 District shall
have a minimum area of 2 acres and a
minimum width of 150 feet, except that keeping of livestock, (other than
horses), and kennels shall require
a minimum lot area of 5 acres. Commercial stables shall require a
minimum lot area of 10 acres. The
keeping of a horse shall require a minimum lot area of two acres, plus
one acre for each additional horse,
except that horses may not be kept in a recorded subdivision with lots
of less than five (5) acres.
2.4.4.2. Minimum yard dimensions.
a. Front yard; 35 feet, except lots fronting on rights-of-way less than
50 feet in width shall require a
minimum front yard of 45 feet.
b. Side yard. 15 feet.
c. Rear yard. 30 feet.
d. Buildings housing farm animals shall be located 75 feet from any side
and/or rear property line.
e. Accessory buildings. 3 feet from any side and/or rear property line.
