A joint venture involving one of the nation's largest private developers of residential communities is betting in the ballpark of $200 million on the future of Stafford

County's housing market. Newland Real Estate Group and North America Sekisui House (NASH) last month purchased 831 acres in Stafford's planned Embrey Mill subdivision for $36 million, according to county property records.  NASH is a subsidiary of Japan's largest homebuilder. San Diego-based Newland has residential investments throughout the country and is developing Ladysmith Village in Caroline County.   The purchase gives the joint venture, which has recently acquired numerous other  master-planned communities in the United States, the right to develop about 1,800  houses at Embrey Mill, including both single-family houses and townhomes

Overall, this tract is for someone who can hold it till the public utilities are brought up closer to the property.

Public Utilities

Above, data from Stafford County Utilities is deemed reliable, but NOT guaranteed; it is an approximation.  Overall, the Subject tract is about 3.4/ mile or so from public utilities.

BEST course of action is to wait for the developer of a very large project to bring the utilities up to his project and hence, near the Subject Tract.   Also, the developer of the 16 acres next to Subject would have to bring the utilities up to make that project work. 

Good news is that the Subject tract is in the Urban Development Area, which allows for the extension of public utilities.
